Q: Do you allow pets?
A: We are in fact, pet friendly for approved pets. Clean, responsible pet owners and their loved pet is welcomed in most of our homes. The pet fee is $20 per month (or $5 per week) per animal.
Q: Do you allow smoking in your homes?
A: Smoking is always allowed outside or in garages at all homes. Most homes we permit smoking, although there is a few homes we do not permit it. You know you've been meaning to quit anyways. But seriously, please do not leave cigarette butts laying around the yard.
Q: How much is the deposit?
A: Deposits vary from $300 up to an amount equal to one months rent. While a full deposit and first months rent upfront are always preferred, we can work with qualified applicants who have submitted an application and been shown the home. If you would like to volunteer extra deposit, we would certainly allow that. It would give us great pleasure to be able to return your entire deposit when you move out.
Q: Do you include appliances?
A: Gas or electric ranges and refrigerators are included in almost all homes. For those homes that do not have a stove or fridge included in the rent, we can provide one for a small additional monthly rent. We typically do not provide dishwashers, however arrangements can be made if a resident would like to install a dishwasher at their own expense. Most single family homes and some apartments have laundry hookups, however, we do not provide laundry appliances.
Q: Do you include utilities (gas, electric, water) ?
A: This varies depending upon the home or apartment. Most apartments will have water/sewer/trash included in the rent. Some apartments will have heat and electric included in the rent, some won't. Those residing in our single family homes will be responsible for their own electric, gas (if applicable), water/sewer bill. Almost all homes have trash pickup included. Please check the description to be sure, or feel free to ask.
Q: Is air conditioning provided?
A: Many of our single family homes have central air, but for those homes or apartments that don't, small, energy efficient window units are permitted. Additional rent may apply if the electric is included in your rent.
Q: What rent payment options do I have?
A: All homes and apartments are available with convenient weekly, bi-weekly, or monthly payments to fit your budget. We also allow large upfront payments.
Q: What size are your homes and apartments?
A: Apartment sizes range from efficiency to 3 BR's. We also have 2 and 3 bedroom single family houses.
Q: Is this a nice home/apartment?
A: Our homes and apartments range from small one room efficiency apartments all the way up to large 3 bedroom houses & apartments. The amenities and condition of our homes range from basic, affordable "economy" homes up to completely remodeled homes, with new flooring, light fixtures, kitchens, bathrooms, paint, etc. We try to make sure all homes, regardless of size, price, or condition, are clean and ready to move-in. Many of the homes we advertise will have pictures on this site. If the condition or size of a home offered does not meet your needs, please ask or check back often as we may have a different home to offer now or in the near future.
Q: Are you a slumlord? Will you maintain and repair our home?
A: While many landlords could be described in that manor, we strive to be above the rest. It is impossible to guarantee perfection, however maintaining the integrity of our homes is of importance. Plumbing, roofs, heating, and craftsman-like repairs of our homes are a top priority, regardless of the amenities or price range of the home.
Q: Can you contact me when the type of home I am looking for becomes available?
A: We are not able to personally contact everyone when a certain home opens up, however you are welcome to check this website anytime, we keep it updated.
Q: I am interest, how do I see it?
A: Please click here to fill out our inquiry form to request a showing. We will contact you for a showing after receiving your inquiry. After you see an available home or apartment, and are interested in leasing it, we can email or fax you an application, or you can pickup an application when you see the home. Applications can be approved in 2 - 48 hours. You can move in anytime with an approved application and the move-in funds.
